Why use an Exclusive Buyer's Agent?

 

Your home is probably the most expensive purchase you'll ever make. Do you want to take the chance that you will overpay, or that you don't get everything you think you're buying? Do you want to find out about a defect that could cost you thousands of dollars AFTER you've bought the home?

 

Traditionally, all residential real estate agents represented the seller. Whether the agent listed or sold the home, all were legally bound to represent the seller. Buyers had to make the most important financial decision of their lives virtually without guidance or proper information.

 

Today, this is no longer the case. You can choose to be represented by an Exclusive Buyer's Agent. Now you, just like the seller, can have someone working on your behalf. As your advocate, an Exclusive Buyer's Agent can provide you with essential information so that you can make an informed decision, such as but not limited to:

 

                                                 Whether the seller will accept a lower price

                                                 The seller's reason for selling

                                                 How long the home has been on the market

                                                 Previous offers, if any

Before selecting a real estate agent, ask all the agents you interview these questions:

 

Will you show me all the homes on the market that meet my needs, including For Sale By Owner properties or just the homes that are in MLS?

 

Will you guarantee than any information I give you will be kept confidential?

 

Will you guarantee me you will not try to change your relationship with me to “dual agency”, “designated agent”, transactional agent,” or any other form of agency that offers reduced levels of service?

 

Will you guarantee that you will not be representing any seller at any time while you are working with me?

 

Will you point out all the negative aspects of each property as well as all the positive aspects so I will be fully informed when making my decision?

 

Will there be a written Exclusive Buyer Broker Agreement ?

 

Will you tell me everything you can find out about the seller and their reasons for selling?

 

Will you provide information on comparable sales and help me formulate an offering price and negotiating strategy?

 

Do you have a list of lenders, home inspectors, insurance agents and other professionals that you recommend?

 

Do you, or the company you are with, ever list properties for sale?  (If they say “yes”, they are not an Exclusive Buyer’s Agent.)

 

Do you spend 100% of your time assisting buyers?

 

Can you guarantee me 100% loyalty 100% of the time?

 

Will you put all that in writing?

 

Exclusive Buyer’s Agents are specialists in representing buyers in all phases of the transaction.  They work for an office that does not take listings, so they never have anything to “sell” you but their specialized knowledge and expertise in assisting homebuyers.  Ordinary agents have homes to sell.  They need to make your needs fit the homes they have for sale. An Exclusive Buyer’s Agent does not try to make your needs “fit” the homes he/she has to sell because he/she doesn’t sell homes.  An Exclusive Buyer’s Agent serves homebuyers.
